What NOT to Do When You Sell Your Property

In his book Outliers, Malcolm Gladwell says it takes 10,000 hours to become a master at something. Whether it’s pottery or real estate, I’ve certainly eclipsed that mark when it comes to the residential housing market. With years of experience and thousands of open homes under my belt, I’ve seen sellers make mistakes that cost them dearly.

Here’s my take on what NOT to do when selling your property:

  1. Don’t Choose the Cheapest Agent
    Selecting an agent based purely on the lowest commission is a mistake. A higher fee usually reflects skill, reach, negotiation expertise, and a deeper local market understanding. You want someone who knows the area and can secure you the best price—not the cheapest option available.
  2. Avoid Handing Over Your Sale to Friends or Family
    While it may be tempting to use a relative who has a real estate license, unless they are a local expert, this can backfire. Out-of-area agents often misprice properties and aren’t able to answer potential buyers’ questions about the neighbourhood. Stick with agents who live and breathe the local market.
  3. Don’t Overlook Street Appeal
    First impressions matter. Invest in tidying up your property—clean the driveway, declutter, and if your budget allows, stage the home. A beautifully presented property can fetch significantly higher offers. If staging isn’t affordable, consider partial styling or focus on key areas like the living room and master bedroom.
  4. Don’t Ignore Your Agent’s Advice
    Your agent has your best interest at heart. If they recommend removing personal items or decluttering, it’s not an attack—it’s a strategy to make your property more appealing to buyers. Trust their expertise.
  5. Avoid Selling with Tenants in Place
    If you’re selling an investment property, it’s better to let the new owner decide whether to renew the lease. Long leases can deter potential owner-occupiers, shrinking your pool of interested buyers.
